Helpful and effective pieces of home selling advice

Collaborative Post

Are you thinking about selling your home in 2021? If so, you need to be prepared. There is a lot to consider. With that in mind, let’s take a look at some useful tips that can help you sell your property in the coming year.

How many people click on your Rightmove property advert?

Rightmove adverts are a must if you are selling your home. You have had your photographs taken, you have entered the description about your property, and generally, you are happy with your Rightmove advert. But how many people are actually clicking on it?

This is something people rarely bother to figure out! In fact, a lot of homeowners don’t even realise that these statistics are readily available to them. All you need is access to your Rightmove Property Performance Report. You should ask your agent to send you your report every week.

The statistic you should be looking for is the ‘click-through rate’ – this basically means how many people have actually clicked on your property in order to find out more about it! If you see a figure that is around 6-10 per cent you should be happy. If you see a percentage staring back at you that is less than five per cent it is time to make some changes. If not, you will soon find that you are barely getting any viewings at all.

What changes should you make? Firstly, why not change your main photograph? This does not have to be the front of your home. Pick the best room in the house. Change this and see what happens. If there is still no difference, re-write your headline. This could be where you are going wrong.

It is always worth talking to an agent with real local expertise to help market your property. You can read about them here.

Should you use several agents to sell your home?

Is your lack of a sale making you feel disheartened? You are not alone. Everyone gets frustrated when their home shows no sign of selling. But, don’t make any hasty reactions.

It is very easy to sit there and feel yourself getting agitated because you have had not had an offer for your home. Why isn’t that estate agent doing his or her job? This can often lead people to go on a mission to use the services of several different agents. After all, surely the more the merrier, and the greater chance you will have of selling your home?

Well, that’s not always the case. In fact, if you use several different agents you can actually compromise your marketing campaign. There will be no consistency to your approach and accountability will be eradicated. These two objectives are important, yet if you use several agents you lose both of them. Using one developer, like Salboy, is a natural choice, right? So, surely using one estate agent is the same?

If you really do not feel like your agent is doing their job, hire a new one instead. It is always worth giving them a quick call first though. Tell them you are feeling a bit despondent and you want to try some fresh approaches to getting your house sold. See what they say. If they respond positively you may find that’s all you needed – some good communication! If not, take your time to source a quality agent as a replacement, rather than hiring anyone and everyone you can get your hands on.
